Administrative Fee: The $250 Administrative Fee is a one-time, nonrefundable fee for administrative move-in processing. If any portion of this fee is used to hold or secure a specific apartment home, it may be subject to applicable Washington holding-fee requirements and may be credited as required by law.
Fees, deposits, and monthly charges are subject to lease terms, applicable law, and resident selections. Optional services, pets, parking, utilities, and insurance may affect the total monthly amount due.

Renter’s Liability Insurance: Residents are required to maintain renter’s liability insurance throughout the lease term. Residents may provide coverage through the insurance provider of their choice. For convenience, coverage may also be available through AppFolio, the property management software used by Timberline Residences.
Renter’s Liability Non-Compliance Fee: If a resident does not maintain required renter’s liability insurance or fails to provide proof of coverage, a non-compliance fee may apply until valid coverage is provided.
Late Fee: Late fees apply only as permitted by Washington law and the lease agreement.
Early Lease Termination Fee: Applies when a resident terminates the lease before the lease end date under the lease’s early termination terms.
Express Move-Out Fee: Applies only if an express move-out option is offered and agreed to in writing. This may include repayment of concessions received, if applicable.
